What is a Property Inspection?
A property inspection is a professional, objective visual inspection of the mechanical and physical condition of a home/building. Home buyers today view inspections as a way to gain valuable information about the biggest purchase of their lifetime. It helps them to determine whether there are major deficiencies or system inadequacies before the sale is completed, so there will be no unpleasant surprises, or large financial burdens later on.
As the Inspector, I examine the condition of hundreds of items in your future home. This includes components of the plumbing, electrical, heating and cooling systems that are accessible. In the case of single family homes and whole multi-unit properties, the exterior walls of the building are inspected along with the roof, roofing and drainage systems, garage, foundation and other structural items. The interior of every property is inspected to check the general condition of the kitchen, baths, windows, doors, appliances and all living spaces including the walls and ceilings. We draw attention to areas of concern as well as favorable features.
Property inspections are not intended to point out every small problem or any non visible defects in a home. Most minor or cosmetic flaws, for example, should be apparent without the aid of a professional.
The property inspection should not be confused with an appraisal, a municipal code inspection, or a guarantee of any kind.
We encourage you to attend your inspection. It will be the most valuable time that you have ever spent. The inspection takes 2 to 3 hours or longer depending on the property and questions asked.
